Gutter Cleaning

On a block lined with London planes, gutters fill in stages from early fall into winter. Timing the cleaning matters as much as the cleaning itself.

Timing

A street-tree calendar

On blocks lined with London planes and sycamores, the gutter-filling season is long. Leaves come down over several weeks, and the seed balls turn brown in fall and stay on the tree into winter (Oregon Department of Forestry). A cleaning in early November catches the leaves that have fallen so far. It doesn't catch what's still on the tree.

Early fall

The first leaves and bark come down. A gutter can look clear while the outlet starts to collect.

Peak leaf drop

Large plane and sycamore leaves fall in volume and mat together when wet.

After the leaves

The best time for the main cleaning: trees bare, gutters at their fullest.

Into winter

Seed balls hang on and break apart, sending fluff and seeds into gutters and leaders.

The order of events is general; exact timing shifts from year to year with the weather.

For many downtown houses, that means two visits: one after the main leaf drop and one in late winter or early spring. Houses without large street trees nearby can often get by with one.

Cost

What cleaning costs by building height

Cleaning prices are set mainly by height, since a three-story rowhouse needs more ladder, or roof access, than a one-story house. Two Jersey City price pages:

CleanPro Gutter Cleaning's Jersey City page, 2026$249–$499Priced by building height
Ned Stevens' Jersey City page, 2026$183–$365 per visitPer visit; frequency affects the total

Two cleanings a year at these prices adds up quickly. The guards vs. cleaning guide compares five years of cleaning against installing guards once.

Scope

What a full cleaning includes

A cleaning that only scoops the gutter misses the parts that clog first. A complete visit covers:

  • Debris removed from every gutter run, by hand, and bagged rather than left on the roof or yard
  • Outlets cleared where the gutter drains into the leader
  • Conductor heads emptied on rowhouses
  • Leaders flushed with water from the top to confirm they flow
  • Rear scuppers cleared on flat roofs
  • A quick check of hangers, seams and the fascia, with photos of anything that needs attention

Signs a cleaning is overdue: water spilling over the front of the gutter in ordinary rain, plants growing from the gutter line, a leader that drips instead of flows, or stains running down the wall below.

Access

Rowhouses and frame houses clean differently

A frame two-family is usually cleaned from a ladder at the roof edge. A rowhouse with a box gutter is often cleaned from the roof itself, reached through a roof hatch, because the trough sits behind the cornice. On rowhouses, the conductor head and the top of the leader are where leaves pack in first, so a cleaning that skips them misses the most important part. Flat roofs also have rear scuppers, which need clearing too; see leaders, downspouts and scuppers.

Over a year

What two cleanings add up to

At the per-visit range listed by Ned Stevens' Jersey City page, 2026, $183 to $365, a house that needs a cleaning after leaf drop and another in late winter spends roughly $366 to $730 a year. At the height-based range from CleanPro Gutter Cleaning's Jersey City page, 2026, $249 to $499, two visits come to $498 to $998. Taller buildings sit at the top of both ranges.

Those are the numbers to compare against guards. A house that only needs one cleaning a year, with no large street trees nearby, has a much smaller annual cost and less reason to add guards.

Height and safety

Why a three-story job costs more

Most of the price difference between a one-story and a three-story cleaning is access. A gutter three stories up means a longer, heavier ladder, a second person to foot it, and more care around power lines and street trees on a narrow sidewalk. Rowhouse gutters reached from the roof need a safe way through the hatch and across the roof surface.

Homeowners cleaning their own gutters on a one-story section are on safer ground. Anything at the second story or above, or anything that means walking a roof, is a job for someone with the right equipment.

The alternative

When guards make more sense

If a house needs two or more cleanings a year, guards can cost less over a few years than repeat visits, depending on the house and the guard. The gutter guards page compares guard types for plane-tree debris, including which ones keep out seed fluff.

One cleaning in early November rarely lasts the season.

On plane-tree blocks, a second visit after the trees are bare catches what the first one couldn't.
